The Site
The site represents the domestic curtilage of an existing property situated on the north eastern side of Arbory Road amid a row of properties all of which back onto the main road and front onto Raad ny Gabbil, a cul de sac within a built up area between Arbory Road and the BY Pass (A5). The property is a dormer bungalow.
Planning Status
The site lies within an area designated on the Castletown Local Plan of 1991 and the draft Area Plan of 2001 as Residential.
Planning History
The site has been the subject of applications for the erection of a first floor bedroom extension (88/0407) - permitted, first floor alterations which were refused (PA 91/0443), a sun lounge which was permitted (PA 97/0017) and alterations to the front elevation which were also permitted (PA 00/1720).
The Proposal
Proposed here is the removal of an existing lean-to greenhouse on the left hand side of the rear elevation and its replacement with a single storey extension to match that already on the right hand side of the rear elevation, projecting out Sm from the rear wall. The annex will have a hipped roof pitched lower than that of the other annex in order not to obstruct the existing rear dormer window. The pitches of the annex will contain a small rooflight.
Representations
Department of Transport Highways and Traffic Division raise no objection to the application.
Assessment
The proposed development will not result in the dwelling being any closer to Arbory Road than is the existing property and the proposal will balance the rear elevation with no adverse impact on the properties on each side.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
