Hartford Homes Ltd Middle River Douglas IM2 1AL In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:
Name: Hartford Homes Ltd Proposal: Creation of temporary site compound at: Field 433129 Scarlett Road Castletown Isle Of Man which was considered on 14th August 2008, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- This permission relates to the creation of a builder's compound as shown in drawings JG/0069/104 and 103A both received on 13th May, 2008.
- The compound may be used only for the storage of materials and equipment/plant and for staff facilities all in association only with the undertaking of the residential development on the site immediately to the north (fields 0012 and 0028).
- Within twenty eight days of the date of this notice as it becomes final, a soil bund of a height of 2.4 m must be constructed around the south west and north west of the site. This bund must be seeded/turfed in the first seeding season after its completion.
- The compound, fencing and bunding must be removed prior to the completion of the last dwelling in the associated residential development and the site restored to its former condition and appearance.
- Within 28 days of the date of this notice as it becomes final, signage must be erected at the northern end of Queen Street to direct construction traffic to Scarlett Road and away from Queen Street.
- The access leading onto Scarlett (Coast) Road/Queen Street may be used only in the event of the access through Scarlett Road being unavailable and access for construction traffic to the site and the compound must otherwise use the existing estate road - Scarlett Road.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
Guidance Note
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
