Planning Status
Within the adopted Isle of Man Strategic Plan, the following policy is considered to be relevant to the assessment and determination of this application: General Policy 2, Environment Policy 35, Paragraph 8.12.1
Assessment
The application site is located within a Conservation Area. The application is proposing to replace the conservatory roof with slate roof and velux roof lights, the widening of a rear door opening and minor landscaping works.
The widening of the door and the minor landscaping works will not adversely affect the character and appearance of the conservation area, as the proposed works are to the rear of the property.
In respect of the alterations to the conservatory roof with natural slate and velux roof right, the proposed works will be partially visible from the Selborne Drive. The proposal is an improvement on the existing structure. The rooflights will not be readily noticeable. It is therefore considered the proposal will have a neutral effect on the character and appearance of the Conservation Area.
Recommendation
It is recommended that planning permission be granted subject to conditions.
Party Status
The local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
The Highways Division is part of the Department of Infrastructure of which the planning authority is part of. As such, the Highways Division cannot be afforded party status in this instance.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to alterations to conservatory, rear elevation and garden as shown in drawing numbers K242/P/10-01, K242/P/10-02, K242/P/10-03, K242/P/10-04, and K242/P/10-05 date stamped 11th April 2011.
C 3. The roof(s) must be finished in dark natural slate.
