TO: Brian Sinden, Planning Officer FROM: Siamack Rowaichi, Senior Building Control Officer REF: PA/08/01032/R - AP08/0187 DATE: 13th January 2009 Conversion of Carport to a shed at Edelweiss, Glenlough Circle, Glen Vine IM4 4AX I have checked the information and photographs within the file and my comments are as follows:
The Building requires Building Regulations approval for following reasons:
a) Timber frame building has been built within 1m of boundary without adequate fire protection,
b) Building erected over manholes which not permissible.
c) Covering of airbricks for ventilation of suspended timber floor of adjoining property is not acceptable as any fire within the new shed will allow entry of fire and smoke into neighbouring property.
d) Roof construction as built is not in accordance with the Building Regulations in terms of fire resistance of the roofing material in relation to boundary.
e) Provision of window on the boundary line is not acceptable (rear side elevation).
The building would need to be rebuilt in order for it to comply with the Building Regulations in particular in respect of drainage and ventilation of neighbour's suspended timber floor.
A Building Regulation application must be made for approval, should the appeal be successful.
I would be grateful if could inform me of outcome of this appeal so that I could take appropriate action under the Building Regulations which would mean a notice of removal/alteration of the Building.
