Site
The application site forms the residential curtilage of 10 St. Stephens Meadow, Sulby, which is located on the north-western side of the St. Stephens Meadow, and north of the Sulby Chapel.
Land Use Zoing / Planning Policy
The application site is within the area covered by the Sulby Local Plan Order 1998. Under this the application site is within an area recognised as being in an area of ‘proposed residential’, the site is not within an area of High Landscape Value or Costal Value and Scenic Significance.
Planning History
There are no previous planning applications which are considered relevant in the assessment and determination of this application.
Proposal
The application seeks approval for the erection of a chimney stack which replaces an existing dummy chimney stack.
Representations
Highways Division:- No objection
The Authority has received no privately written representations objecting to the application.
Assessment / Recommendation
The proposal is a very minor alteration which will have no impact upon the residential amenities of the neighbouring properties or upon the visual appearance of the existing dwelling and/or street scene. For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to the chimney stack alterations as proposed in the submitted documents and drawings 289/1/1, 289/1/2 and 289/1/3 all received on 22nd May 2008.
