In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 4th June 2008, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the dwelling as proposed in the submitted documents and drawings 060154/2, 060154/3, 060154/4 and photographs all received on 10th April 2008.
- In the interest of road safety:-
- Sight lines of 2 metres by 36 metres shall be provided;
- Trees and vegetation within the sight lines shall be removed or cut back to not more than 1 metre in height;
- The proposed splayed vehicular access shall be no more than 1 metre in height; and
- On site parking shall comply with the Manx Roads 1.
- Obscure glazing (Grade 5) shall be installed in the East elevation of the ground floor garage and store windows and the first floor en-suite window and shall be kept and maintained thereafter.
- Prior to the occupation of the dwellings, the access onto the Ballacaley Road is to be completed to the required standard of the Department of Transport Highway Division and the hardstanding to the front of the dwelling is to be completed to allow the required parking provisions to be used.
This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

- Any appeal has been determined;
Whichever is the later.
