The Application Site
The application forms the residential curtilage of Beach House, Stanley Mount East, Ramsey, which is a three storey detached property located on the northern side of western side of Peel Street.
Planning Policy
The application site is within an area of “predominately residential” use, under the Isle of Man Planning Scheme (Ramsey Local Plan) (No. 2) Order 1998, hereafter referred to as the Ramsey Local Plan. The site is not within Ramsey Conservation Area

Planning History
There are no previous planning applications which are considered relevant in the assessment and determination of this application.
PROPOSAL The application seeks approval for alterations and erection of extensions.
REPRESENTATIONS Ramsey Parish Commissioners have no objection
Highways Division have no objection
The Authority has received no privately written representations objecting to the application.
ASSESSMENT The proposed extensions due to the design and size would fit well with the existing property and would give more a more balanced appearance compared to the existing. The proposal would have no adverse impacts upon the residential amenities of the surrounding residential properties.
RECOMMENDATION For these reasons the proposals would seem appropriate in these locations and therefore it is recommended the application for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the alterations and extensions as proposed in the submitted documents and drawings 00807/1, 00807/2, GE 1041/1, GE 1041/2 and GE 1041/3 all received on 21st April 2008.
C 3. The external finishes of the extension must match those of the existing building in all respects.
