Officer's Report
The Site
The site represents the residential curtilage of an existing detached dwelling situated on the north western side of The Crofts. The site is a substantial one, particularly relative to the other properties in the streetscene and the property itself is a sizeable two storey property which has been the subject of extensions over the years.
Planning Status
The site lies within an area designated as Predominantly Residential on the Castletown Local Plan of 1991 and similarly on the draft Area Plan of 2001 and also within Castletown’s Conservation Area.
Planning History
The property has been the subject of a number of applications for alterations and extensions - all permitted and none of which are relevant to the consideration of this application.
The Proposal
Proposed now is a modest two storey extension on the rear of the property to accommodate an enlarged kitchen on the ground floor and larger bedroom facilities on the first floor. The extension
will project by 1.8 m from the rear of the property and the ridge will be commensurate with that of the main dwelling.
Representations
Department of Transport Drainage Division recommend that no surface water is discharged to the main sewer.
Assessment
The proposed extension will have no public impact as it will not be visible from a public highway and, projecting so minimally from the rear of the existing dwelling, will have only a limited impact on the amenities of neighbours, none of whom have objected to the application.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

C 2. This permission relates to the alterations and extensions shown in drawings 1-9 inclusive all received on 23rd April, 2008.
