The site represents the curtilage of an existing dwelling situated to the south of Laxey, to the south of the Axnfel Road. The access from the public highway runs past stables which are not associated with the site. To the west of the site is North Grawe Farm.
The property is a large detached house, possibly originally a vernacular farmhouse but which has been extended and altered such that little of the original character still remains.

The site lies within an area designated on the Laxey and Lonan Area Plan of 2005 as Open Space/Agricultural land.
Proposed here is the filling in of a presently unbuilt space between an existing conservatory and bedroom. The extension will accommodate a shower and sun room and lobby: the conservatory part will have a flat roof with lantern light and a slightly higher level of the lobby to link in with the eaves level of the rear of the bedroom.
The Manx Electricity Authority make representations on existing electricity supplies, and the Isle of Man Fire and Rescue Service about internal layout, neither of which is a material planning consideration and neither should be referred to in the decision notice.
Laxey Village Commissioners and Department of Transport Highways and Traffic Division indicate that they do not oppose the application.
Whilst the Area Plan designates the site as within an area of Open Space where development is generally discouraged, the property is established and some distance from the public highway. The extensions and alterations are on the southern side of the property and some distance from any public viewpoint, the closest of which would appear to be the public footpath which runs through North Grawe Farm, to the west,
The proposed extension adds only slightly to the existing footprint of the building and does not adversely affect the character or appearance of the property or increase its appearance and as such would not conflict with Strategic Plan Housing Policy 16.
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
The Isle of Man Fire and Rescue Service and Manx Electricity Authority raise matters which are not material planning considerations and as such should be be afforded party status in this instance.
