Officer's Report

The application is proposing to erect a passenger holding area to serve the cruise tender pontoon facility. It will also intended to be used as a vehicle search facility during the loading of Steam Packet Vessel. The building is within an area zoned for harbour uses. The proposal is compatible with the land use designation of the Local Plan. The proposal will not adversely affect the visual amenities of the locality. The only concern I have with the proposal relates to the first impressions of the Island for visitors being held in a structure of this nature; however, this concern is not a planning consideration. I therefore recommend that planning permission be granted subject to conditions.
