Officer's Report
Assistant Conservation Officer'S Supplementary Report
The property in question is located on Fort Anne Road and is outside of any existing Conservation Area, however, it is itself a Registered Building. The proposed works have been considered in conjunction with the recommendations as outlined in Policy CA/2 in relation to Planning considerations and future developments within a Conservation Area. Additionally, given the Registered status of the building reference was made to PolicyRB/5 Alterations & Extensions, as set out within Planning Policy Statement 1/01. The preference of the Conservation Section being to retain/maintain the architectural character of the area and protect Registered Buildings.
The intended works would involve cutting through a section of the existing original stone wall in order to fit the extractor fan outlet which is 150mm x 150mm square. According to the drawings supplied, the vent will not project beyond the face of the wall, therefore minimizing visual impact and is located in a section of the building which is screened by the castellated waling. Given that this is a Registered Building, the proposed works should not unduly affect the overall appearance of the property and given the stated dimensions, such works could be reversible without any lasting effects.
Having considered the intended works, the dimensions and location, it is my considered opinion to recommend the proposed works for approval. This is conditional that specific details/drawings relating to the vent are firstly submitted to Building Conservation for their consideration.
Planning Officer'S Report
I concur with the Assistant Conservation Officer's report in that the proposed works will not unduly affect the overall appearance of the Registered Building. I therefore recommend that planning permission and registered building consent be granted subject to conditions.

C 1.
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2.
This consent relates to the installation of an extractor vent as shown in drawing numbers 558/005, 558/017, 558/018 and 558 date stamped 19th March 2008.
C 3.
Prior to the commencement of works, detail of the external appearance of extractor vent shall have been submitted to and approved in writing by the planning authority and thereafter the works shall be carried out in accordance with the approved details.
