Permission was granted for a first floor extension to the rear elevation of 60 Patrick Street, Peel, a two-storey terraced house on the west side of the street. The property already had a single-storey flat roof extension at the rear. The officer assessed two main issues: whether the proposal met the environmental policy requirements of the Strategic Plan, and whether it would cause unacceptable harm to the amenity of neighbouring properties. Both were found to be satisfactory. The application was approved on 10 July 2008 under delegated authority, subject to four conditions.
The application was permitted on 10 July 2008 by a delegated officer decision. The officer considered whether the proposal met the relevant environmental policy in the Strategic Plan and whether it would harm the amenity of neighbouring properties, concluding it was acceptable on both counts.
Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development.
Overall it considered that the proposed extension would preserve the character of the Conservation Area in accordance with Environmental Policy 35.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the erection of a first floor extension over the existing single storey extension at 60 Patrick Street, Peel as shown in drawings 208/2/1, 208/2/2, 208/2/3, 208/2/4, 208/2 and Support Letter submitted and date stamped 31st March 2008.
Condition 3
The external finishes of the extension must match those of the existing building in all respects.
Condition 4
The roof must be finished in dark natural slate.
