In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 1 May 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- This approval relates to the land defined by the red line as shown on the 1:500 location plan date stamped the 13th November 2006.
- Any reserved matters planning application must include provision for vehicular sight lines of a minimum of 2 metres by 18 metres.
- Any reserved matters planning application must include provision for the parking of a minimum of 2 cars within the curtilage of the application site.
- Any reserved matters planning application must include provision to allow a car to enter and exit the application site in a forward gear.
- The proposed development must be connected to the main foul sewer.
NOTE: A Drainage Connection Fee will be payable to the Drainage Authority on this development
- There must be no discharge of surface water to the main foul sewer.
NOTE Prior to the submission of any reserved matters planning application the applicant/developer is recommended to contact the Manx Electricity Authority to discuss the potential diversion of an electricity cable and the Department of Transport Drainage Division to discuss the use of a gray water disposal system.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
No development may be undertaken until such time as the relevant reserved matters have been approved by the Planning Authority.
