Reason(S) For Refusal:
- Whilst it is noted that the Inspector reporting on the previous application for PA 02/2007 comments that he saw no reason for the proposed dwellings to be single storey, in this case, the proposed dwelling would fail to comply with the provisions of General Policy 2 of the adopted Isle of Man Strategic Plan 2007, as it would not adequately protect the amenities of the adjacent property Number 10 Faaie Craine. Specifically it is considered that the separation distance of approximately 17.5 metres between the rear elevation of 10 Faaie Craine and the proposed dwelling would result in an unacceptable level of overlooking and an overbearing impact upon the property.
This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

Whichever is the later. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
