Plot 2: Additional Information.

The enclosed planning application is a re-submission to the original refused planning application number 07/01869/B, issued on the 3rd January 2008. This shows the proposed detached dwelling re-located on the proposed site. We would also like to submit the following additional comments in support of our proposed application, which are to be taken into consideration by the Planning Committee.

• We enclose, at Appendix A, an extract copy of the Planning Appeal Inspectors Report from the original "approval in principle" planning application number 02/02007, which clearly states that "I am not persuaded that the development should be restricted to single-storey".
• No conditions have been attached to either the approval in principle planning application, number 02/02007, or the follow on reserved matters planning application, number 06/01898/REM, indicating that the proposed dwellings should be single storey.
• The existing well established and mature hedgerow and trees to the South-East boundary, dividing the proposed plots from the existing dwellings on Faaie Craine would remain in place and "any gaps in hedgerow to be filled in using additional planting of similar species", this was clearly indicated on our planning drawing number , submitted at the reserved matters planning application number 06/01898/REM.
• With the above comments in mind thorough consideration was given to the design of the proposed dwellings and their relationship with the existing dwellings at Faaie Craine. The proposed dwellings are two storeys with a lowered roof level to provide storey and a half elevations. Pitched roof dormer windows would be cut into the roof line of the main dwelling to provide adequate headroom at the windows of the proposed first floor level accommodation. This would result in a room in the roof situation to the first floor level accommodation with the head height at the front and rear external walls reduced to , rather than the standard ceiling height of . This would, in turn lower the proposed eaves and ridge level of the main dwellings by . We enclose a copy of the rear elevation, at Appendix B, which illustrates the position of the proposed eaves and ridge levels had the proposed dwelling been designed with full two storey elevations.
• The dwelling is North-West facing and would result in little if any loss of natural sun light to the existing dwellings at Faaie Craine.

• The proposed dwelling has been re-sited so that it sits further forward on the plot, which will provide a larger garden to the rear of the proposed dwelling. See the submitted drawing number 06 0040/9, which indicates the position of the proposed dwelling and that of the original dwelling refused under planning application number 07/01869/B. This will provide a rear garden of at least 10.000m taken from the rear of the proposed dwelling and the existing post a wire South-East boundary. The general back to back dimensions between two properties are 20.000m. With the proposed dwelling sited further forwarded on the plot this now provides 28.000m between the rear of the proposed dwelling and the rear of No 4 Faaie Craine and 27.000m between the rear of the proposed dwelling and that of the rear of the original bungalow on No 6 Faaie Craine, which far exceeds the minimum requirements.

• No 6 Faaie Craine has had large extensions built to the rear of the original bungalow which is built within 8.000m of the rear South-East boundary. The dimension between the rear of the proposed dwelling and that of the rear extension is still 18.000m.

• We enclose a series of photographs to assist with our proposed application which are as follows:

• Photograph No1: This photograph indicates a panoramic view of all three plots and the existing South-East boundary.
• Photograph No 2: Shows a ranging rod positioned on the rear line of the proposed dwelling and indicates the position in which Photograph No 5 was taken.
• Photograph No 3: Shows a ranging rod positioned on the rear line of the proposed dwelling and indicates the position in which Photograph No 5 was taken.
• Photograph No 5: A panoramic view taken at the same level as the proposed rear first floor level accommodation.

• Photograph No 5 demonstrates that there is no over looking into the rear of No 4 Faaie Craine that would adversely affect the amenities of those occupying the dwelling. Although the rear garden to No 6 Faaie Craine is visible from the first floor level of the proposed dwelling, a line of new planting has been carried out to the rear of No 6 Faaie Craine by the owner/occupier and once this new planting is established the privacy between the proposed dwelling and No 6 Faaie Craine would be maintained. The owner/occupier of No 6 Faaie Craine also encloses a letter of support, attached at Appendix C.

• The rear extension to No 6 Faaie Craine is also visible from the first floor level of the proposed dwelling but consideration should be given in that if the owner/occupier is granted permission to build extensions within 8.000m of a boundary that adjoins land that is zoned for future development they do run the risk of the possibility of being slightly over looked by any future development.
