The Site
The site represents the residential curtilage of an existing property which sits on the corner of Fistard Road between Clifton Road North and Fistard village. The property is a substantial one sitting in a large garden although planning permission has been granted for the erection of a dwelling to the south east of the dwelling (PA 06/2174).
Planning Status
The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as Residential.
Planning History
There have been various applications submitted in respect of this site, none of which are relevant to this application.
The Proposal
Proposed now is the installation of patio doors on the south eastern elevation in place of an existing window.
Representations
Port St. Mary Commissioners indicate that they have no objection to the application.
ASSESSMENT The proposed change from windows to patio doors has a negligible impact on the appearance of the property which is some distance from the nearest property and in any case there is to be a dwelling erected between the proposed patio doors and the nearest properties to the south east.
PARTY STATUS The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
