The application site comprises the curtilage of Manx Independent Carriers warehouse site in Snugborough Trading Estate.
The proposed development comprises of the erection of a warehouse extension between existing warehouse buildings contained within the site.
Whilst the application site has been the subject of previous planning applications it is considered that none of these are specifically material to the assessment of this current planning application.
Braddan Parish Commissioners have no objections to the planning application. The Department of Transport Highways Division do not oppose the planning application. The Department of Transport Drainage Division do not oppose the planning application.
The Isle of Man Fire and Rescue Service recommend that the applicant contact them to discuss the provision of appropriate fire safety measures.
The Manx Electricity Authority comment on the planning application.
In terms of strategic plan policy, although the Isle of Man Strategic Plan contains policies identifying general planning considerations that are applicable to the assessment of a planning application it is considered that there are no specific policies within the plan that are material to the assessment of this current planning application.
In terms of local plan policy, the application site is within an area recognised as being within predominantly industrial use under the Braddan Parish District Local Plan. There are no policies with Planning Circular 6/91, the written statement that accompanies the local plan, which are considered specifically material to the assessment of the planning application.
In relation to the existing use and overall size of the application site the proposed extension is considered to be modest and unobjectionable.
It is recommended that the planning application be approved.
It is considered that the following parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status:
Braddan Parish Commissioners; The Department of Transport Highways Division; and The Department of Transport Drainage Division.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing no.s 100 rev. A, 101 rev. A, 102 rev. A, 401 rev. B, 402 rev. A and 404 rev. A date stamped the 13th February 2008.
C 3. The external finishes of the extension must match those of the existing adjoining buildings.
C 4. There must be no discharge of surface water to the main foul sewer.
N 1. The applicant/developer is recommended to contact the Isle of Man Fire and Rescue Service to discuss the provision of appropriate fire precaution measures.
