The Site

The site represents the residential curtilage of an existing detached dwelling which sits on Gansey headland facing south east. The existing property is a substantial property, single storey and of modern proportions and form. There are no other properties next to or directly opposite the dwelling.

Planning Status

The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as Residential.

Planning History

There have been a number of applications submitted in respect of this property for alterations and extensions, all permitted and none relevant in the consideration of this application.

The Proposal

Now proposed is the replacement of two existing square windows with one horizontally proportioned window in the front elevation.

Representations

Port St. Mary Commissioners indicate that they have no objections to the application.

ASSESSMENT The new window will be very modern in appearance and form, but is to be installed in a modern property where it will not appear out of place.

PARTY STATUS The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
