The application site represents the curtilage of 17 Snugborough Trading Estate, Union Mills. The site is accessed from the main Peel Road and taking the first right, unit 17 can be found on the southern side of the Estate Road.
The application site is located within an area identified as being Predominantly Industrial by the adopted Local Plan, this being the Braddan Parish District Local Plan (Planning Circular 6/91).

This application seeks approval for alterations and erection of an extension to front elevation.
The proposal would be a modest sized extension in relation to the existing building and will have a beneficial appearance to the property and to the visual appearance of the surrounding locality. For these reasons the proposal would be appropriate in this location and therefore my recommendation is for an approval.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
This approval relates to the extension as proposed in the submitted documents and drawing WL/08/1068/1, WL/08/1068/2 and WL/08/1068/3 all received on 15th January 2008.
There must be No discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
Note: The proposed extension is to be built over the private foul drain serving the adjacent unit. Third party permission will be required for any building over private drains.
There are Underground Cables/Overhead Lines present in the area indicated in you Planning Application. Please contact our Network Operations Department, Manx Electricity Authority, (Tel. 687687) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.
