The site represents the residential curtilage of an existing detached house situated on the western side of Erin Way as it turns into the new estate of houses, to the south of the steam railway line, at the south eastern edge of Port Erin.
The existing property is a two storey property with projecting two storey pitched roofed front annex and attached single storey garage. The property has other, narrower two storey properties on each side and a long rear garden which stretches to Erin Crescent and alongside number 1.
The site lies within an area designated on the Port Erin Local Plan as Predominantly Residential. At the time of the drafting of the local plan this land was not developed.
Since the construction of the application dwelling under PAs 01/1720 and 03/1219 there have been no planning applications submitted in respect of this property.
Proposed now is the construction of an extension above the garage to provide a two new bedrooms and an en-suite bathroom. The extension would bring the ridge to the same height as the main house, adding a further 3.1m to the length of the ridge.

Port Erin Commissioners indicate that they have no objections to the application. The Fire Prevention Officer requests the installation of smoke detection which is dealt with as part of the Building Regulations and as such is not a planning matter. The Fire Prevention Officer should not be afforded party status in this instance.
The extension will increase the massing of the dwelling. However, it is situated on the corner of the estate road and will not be in full view other than from the estate road opposite which serves the last 7 dwellings to be built within the estate. The extension is to be built to the north of number 22, thus not affecting the sunlight available to this property and there is already a single storey garage in place alongside this property and number 22 has a two storey gable adjacent to the proposed extension. There will therefore be no adverse impact from the extension on the adjacent property.
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
The Fire Prevention Officer requests the installation of smoke detection which is dealt with as part of the Building Regulations and as such is not a planning matter. The Fire Prevention Officer should not be afforded party status in this instance.
