The Site
The site represents the residential curtilage of an existing semi-detached house situated on the eastern side of Spaldrick Promenade. The property is a two-storey property, almost identical to its neighbour with mouldings above the front door and windows and with a dormer and rooflight on the front pitch. The windows in the property are plastic casements, like it neighbour and the door a solid timber door.
Planning Status
The site lies within an area designated on the Port Erin Local Plan as Residential.
Planning History
Planning permission was sought and granted for the following developments:
- PA 96/0686 - replacement windows
- PA 05/92288 - additional use of residential property for tourist accommodation and
- PA 05/92289 - installation of replacement windows on the rear elevation.
The Proposal
Now proposed is the replacement of the front door with a plastic door with panels and rectangular fanlight above.

Port Erin Commissioners recommend that the application is permitted.
ASSESSMENT The property is not within a Conservation Area and there are already modern replacement windows in both this and the adjoining property. As such, the introduction of a new door on the property will not adversely affect its appearance or its character or that of the area.
PARTY STATUS The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
