Reason(S) For Refusal:
- By reason of its overall scale and height the proposed building fails to respect the application site and the surroundings in terms of scale, form and space around it. As a result the proposed building adversely affects the character of the surrounding townscape and is contrary to the provisions of General Policy 2 of the Isle of Man Strategic Plan 2007.
- By reason of its overall scale and height the proposed building would be overly dominant and fail to preserve or enhance the character of appearance of the Conservation Area. As such the proposed development is contrary to the provisions of Environment Policy 35 of the Isle of Man Strategic Plan 2007.
- The proposal fails to provide adequate on-site or related car parking provision. As such the proposed development is contrary to the provisions of General Policy 2 and Transport Policy 7 of the Isle of Man Strategic Plan 2007 and Policy R/TC/P10 of Planning Circular $2 / 99$.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

Whichever is the later. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
