The application sought permission to erect a smoking shelter on the southwest elevation of the Britannia Hotel, Waterloo Road, Ramsey, and to reposition existing signage on the same elevation. The site lies within a Conservation Area, which required careful assessment of the proposal's impact on the character of the area. The officer considered the shelter's design to be sympathetic to the existing building, noting in particular that the arched detailing of the shelter replicates the arches above the main entrance on the southwest elevation. Given its siting, design, and size, the proposal was judged to have no adverse impact on the Conservation Area or on neighbouring properties, and permission was granted by delegation.
The shelter's arched design was found to replicate existing architectural features of the hotel, making it compatible with the character of the Conservation Area. Its siting and scale were also considered acceptable in relation to neighbouring properties.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the shelter and signage as proposed in the submitted documents and drawings SM07/143/1 and SM07/143/2 all received on 25th January 2008.
