The Site
The site represents the building and associated land of Swagelok Ltd, Ballafletcher Road, Cronbourne, Braddan.
Planning Status
The site is located within the Parish of Braddan and is identified as being within an area of 'Predominantly Industrial Use'.
Planning History
The following applications are considered relevant in the determination of this application:
PA 07/01082/B - Alterations, erection of an extension to existing factory, extend existing car park and creation of a vehicular access - APPROVED
PA 06/00630/B - The installation of an additional door on the west elevation of the building - APPROVED
The Proposal
This proposal seeks permission for a number of alterations to the existing approved scheme, which include:-
- Change of wall and roof cladding to existing by the application of a specialist renovation paint system;
- The removal of gates and fences to the external loading dock;
- Minor amendment to the height of the doors to the new extension; and
- Location of motorcycle and cycle shelters.
Representations
Braddan Parish Commissioners have considered this application and have no objection to this proposal. The Department of Transport Highways Division does not oppose this application. The Drainage Services Manager seeks to add a condition relating to surface water and petrol interceptor for the car park drainage only.
Assessment
The proposal amendments to the approved scheme are very minor alterations which will have little or no impact upon the surrounding locality. For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

C 1.
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2.
This approval relates to the amendments as proposed in the submitted documents and drawings P-10 Rev B, P-11 Rev B and P-13 all received on 20th December 2007.
C 3.
Prior to the use of the marshalling area and additional car parking area, the applicant shall provide petrol interceptor(s) for the marshalling area and additional car parking area drainage only (note all roof drainage to join the surface water system downstream of the interceptor).
It should be noted that it is an offence under Manx legislation to permit the discharge of polluting or harmful matter to any public sewers or watercourses. Appropriate measures must be taken by the developer/occupier of the premises to ensure compliance with the legislation.
There must be No discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
