The Site
The application site represents the curtilage of the terraced dwelling 5 Arbory Road Castletown. The property is located towards the north west end of the road.
Planning Status
The application site is located within an area identified as being Residential Use by the Castletown Local Plan. The site is located within the Castletown Conservation Area.
Within the adopted Isle of Man Strategic Plan, the following policy is considered relevant:
Environment Policy 35
"Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development."
Planning History
There are no previous planning applications considered relevant in the assessment and determination of this application.
Representations
The Department of Transport Highways Division does not comment on this application. Castletown Commissioners does not comment on this application. We have received no privately written representations in relation to this planning application.
The Proposal
This application seeks approval for the installation of a replacement window located at first floor level on the front elevation. The property has PVC casement windows installed to all but the window aperture identified in this application. The replacement window proposed would unify the windows on the front façade.
Assessment
The existing window installed in the first floor central window aperture is a timber casement type window with Georgian glazing bars. The windows fitted to the other windows on the front façade are PVC casement windows with Georgian glazing bars. The proposed replacement window would match the other existing windows and as such would unify the façade. Whilst it would be more appropriate for this dwelling to have sliding sash windows, this being the method of opening of the original windows, it is considered acceptable that as this is an application to replace one window this should match the existing windows of the dwelling in order that the property maintains a coherent principal façade.
Recommendation
It is recommended that the application be approved.
