SUPPLEMENTARY REPORT FOLLOWING COMMITTEE MEETING 6th MARCH 2008 Following on from the Planning Committee which took place 6th March 2008, the Committee decided that the conditions of approval should be amended and additional conditions should be attached to the approval. In summary the changes made to the approval are as below: Condition 2 has been amended to reflect the removal of plan 1837/4 as this was superseded by a new plan. Condition 3 was expanded to include a time scale for the landscape scheme and an added requirement to submit details of the surface treatment of the path along with a time scale within which the path must be completed and ready for use. Condition 4 was added requiring details of surface water drainage from the foot path to be submitted prior to the commencement of works. Note 3 was added which relates to the protection of the existing bridge during the approved works. Note 4 was added requiring that the applicant contact the landowner prior to the commencement of works. The revised and additional conditions and notes now read as follows: ### Conditions: C1. The development hereby permitted shall commence before the expiration of four years from the date of this notice. C2. This permission relates to the plans 1837/1, 1837/2, 1837/3, Photographs x 4 and Support Letter submitted and date stamped 2nd October 2007 and Support Letter, BC/01/A and BC/03/A submitted and date stamped 5th February 2007. C3. No development may commence until there has been approved by the Planning Authority a scheme of landscaping which includes indications of all existing trees and hedges within the site and details of any to be retained together with measures for their protection during the course of construction. There must also be submitted details of the proposed surface treatment of the footpath which must be laid and available for use within 1 month of the completion of the development. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species. C4. Prior to the commencement of works details of the proposed method of draining surface water from the Heritage Trail footpath must be submitted to and approved by the Planning Authority. ## Notes: N1. There are High Voltage Cables in the area highlighted for the proposed works in your planning application. The position of the new access will need to be discussed before any work can commence or the Manx Electricity Authority may object. All work is to be carried out in accordance with Health & Safety Guidance Note HS(G) 47 N2. The applicant is advised to consult with the Isle of Man Water Authority as the proposed development would be in close proximity to easement number โ 615. N3. The existing bridge located to the south of the proposal site must be adequately protected during any works associated with this planning permission. N4. Prior to the commencement of works the applicant is advised to contact Mr R Christopher from the Department of Transport Properties Division in order to seek the permission of the appropriate land owner.
