In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 6th March 2008, subject to compliance with the conditions specified below.

All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
NOTE There are High Voltage Cables in the area highlighted for the proposed works in your planning application. The position of the new access will need to be discussed before any work can commence or the Manx Electricity Authority may object. Please contact Steve McGhee in our Operations and Maintenance Department (Tel: 687773) to discuss your application.
All work is to be carried out in accordance with Health & Safety Guidance Note HS(G) 47.
NOTE The applicant is advised to consult with the Isle of Man Water Authority as the proposed development would be in close proximity to easement-reference number 615.
NOTE The existing bridge located to the south of the proposal site must be adequately protected during any works associated with this planning permission.
NOTE Prior to the commencement of works the applicant is advised to contact Mr R Christopher from the Department of Transport Properties Division in order to seek the permission of the appropriate land owner.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
