Officer's Report
The proposal is set to the rear of the property and will not cause any significant harm to the visual amenities of the streetscene. Furthermore, the application site is within a Conservation Area. I consider the proposal will have a neutral effect on the character and appearance of the Conservation Area.
In terms of Deeplish, the application site is set to the northeast of the neighbouring property. The conservatory will be set off the boundary. There is a substantial boundary wall and outbuilding, which belongs to the neighbours, will prevent any overlooking from occurring and will limit any impact in terms of overshadowing. I consider any impact on the occupiers of the Deeplish will be minimal. I therefore recommend that planning permission be granted subject to conditions.
In terms of Coolibane, the application site is set to the southwest of the neighbouring property. The conservatory will be set a significant distance away from the boundary of the neighbouring property. I do not consider overlooking and overshadowing will be a particular issue. I consider any impact on the occupiers of the Coolibane will be minimal. I therefore recommend that planning permission be granted subject to conditions.
