Written Statement In Respect Of Planning Application (20418)
- Approval in Principle to the provision of a new Group Practice on part of field No 524242 was approved on January 15 2007 Application Ref 06 / 01672 / A
- Condition No 3 of the Approval states:
"Any future application seeking Reserved Matters approval must include an access and traffic management scheme to indicate the facilitation of vehicular and pedestrian access (including by public transport) to the site within the hospital road network. In addition, the car parking layout must include designated disabled parking spaces."
(a) Consultations have taken place with the Department of Transport and to meet their requirements for vehicular access to the site, a scheme of roadway alterations has been commenced to increase the width of the Estate access road to a minimum of 5.6 metres from the existing bus route to the new Health Centre.
(b) The pedestrian route from the existing bus stop adjacent to the hospital main entrance to the new Health Centre is indicated on the site plan. This pedestrian route is via existing paved and drained surfaces.
(c) The car parking layout for the new Health Centre includes 4 No designated disabled car parking spaces.
- The Approval Notice states:
"Prior to the submission of any future Reserved Matters application, the applicant is advised to carry out the necessary percolation tests, in order to support the proposal for the drainage of surface water to a soakaway."
(a) A standard percolation test has been carried out by Estate Services as directed by the Drainage Authority and a satisfactory result has been achieved confirming that the ground is suitable for the disposal of surface water via soakaways. Full details of the foul and surface water drainage installations together with the foul drainage connections and the soakaway types & sizes will be included with the application for Building Regulations approval.
