The Site
The site represents the domestic curtilage of an existing dwelling situated on the western side of Lhag Beg, a cul de sac on the southern side of Bay View Road. The existing property is a detached modern modest bungalow with a frontage in line with the properties to the south which are of the same type.
Planning Status
The site lies within an area designated on the Port Erin Local Plan as Predominantly Residential.
Planning History
Planning permission was sought for a single storey kitchen extension under PA 05/0146.
The Proposal
Proposed are two rear extensions to provide a larger bedroom and a living room. The living room extension is the same as that approved in 05/0146. The smaller extension comes out 1200mm from the rear wall of the property.

Port Erin Commissioners and Department of Transport Highways and Traffic Division indicate that they have no objection to the application.
The Fire Prevention Officer requests the installation of smoke detection which is dealt with as part of the Building Regulations and as such is not a planning matter. The Fire Prevention Officer should not be afforded party status in this instance.
Assessment
The very modest extension proposed here has no adverse impact on either the appearance of the property or the amenities of those living around the site.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
The points raised by the Isle of Man Fire and Rescue Service are the responsibility of the Building Regulations and as such this party should not be afforded party status in this instance.

This permission relates to the alterations and extensions shown in drawings 1335-01 and -02 both received on 31st October, 2007. C 3. The external finishes of the extension must match those of the existing building in all respects. N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
