Officer's Report
In respect of the impact on no.21 Westminster Terrace, the application site is set to west of the neighbouring property. The proposed extension will project 3.2m beyond the rear elevation of the outrigger to the neighbouring property. I consider the projection not to be excessive and would not adversely affect the residential environment of No. 21 Westminster Terrace
In respect of the impact on No. 24 Westminster, the application site is set to east of the neighbouring property. The neighbouring property has a conservatory which project 2m to the rear along the boundary and then tapers away from the boundary by 1m. The proposed extension will project approximately 0.4m beyond the rear elevation of the conservatory to the neighbouring property. I consider the proposed extension will not cause any significant harm in terms of overshadowing or loss of light.
The proposed works are to the rear of the property and will not adversely affect the visual amenities of the street scene. Furthermore, it will have a neutral effect on the character and appearance of the Conservation Area. I therefore recommend that planning permission be granted subject to conditions.
