TO: Mr. C. Millar (Agent for Mr. B. Corcoran), c/o Penketh-Millar, 1 Dale Street, Ramsey, IM8 1BJ,
In pursuance of his powers under the above Acts and Order the MINISTER for Local Government and the Environment, following report by the appointed person, does hereby REFUSE the application by Mr B Corcoran – Demolition of an existing hip-roofed bungalow and associated outbuildings and the construction of new dwelling and garage at Silver Beech, Glen Road, Colby, Arbory, for the following reasons:-
> The proposed dwelling would adversely affect the living conditions of the residents of “Glen Arm”, and would be out of character, due to its size, with the neighbouring dwellings.

ON APPEAL: PA06/941 – Mr B Corcoran – Demolition of an existing hip-roofed bungalow and associated outbuildings and the construction of new dwelling and garage at Silver Beech, Glen Road, Colby, Arbory
I refer to the recent appeal hearing in respect of the above planning application.
In accordance with the provisions of the Town and Country Planning (Development Procedure) Order 2005, I am enclosing herewith a copy of the report of the person appointed to hear this appeal.
The Minister has considered the report, concurs with the appointed person’s conclusions, and accepts the recommendation that the appeal should be dismissed. Accordingly, he has directed that the refusal of the application under Article 6 of the Town & Country Planning (Development Procedure) Order 2005 should be confirmed, albeit for the revised reasons referred to in paragraph 21 of the report. Formal notice of this decision is attached hereto.
