1.0 Site and Surroundings
1.1 The proposed site is 25 Oak Road. The site is a two-story, semi-detached house with driveway to the side and hard standing to the front.
2.0 The Proposal
2.1 The clients have three children and so need a fourth bedroom, now that they are getting older, but cannot afford to buy a four bedroomed house in the current market. This led to the requirement for the extension to be built. 2.2 The extension is to consist of a Study, Utility and WC to the ground floor and an additional Bedroom plus En-Suite to the existing Bedroom 3 on the first floor. 2.3 The roof is to have tiles, guttering and facia boards to match the main house. The windows are to be white uFVC, with concrete cills, and the walls are to be smooth render also to match the main house. 2.4 The extension has been designed to leave a minimum gap of 0.8 m between the fence and the extension to allow for scaffolding and to ensure that the extension is not overbearing on the neighbour. This has resulted in a step being created to the rear due to the shape of the plot. 2.5 There is currently there is enough parking for 3 to 4 vehicles on site and as the extension will result in the loss of one parking space. We are also proposing to amend the parking area to make it suitable for two vehicles centred on the crop kerbs in the road and to return most of the hard standing back to grass. 2.6 The extension has been designed to comply with the Residential Design Guide issued by DEFA and to resemble the bottom left image on Figure 4.1 of the guide.
