Application No.: 07/01799/B Applicant: Mr G Steriopulos Proposal: Erection of an agricultural store to replace existing Site Address: Ballaloaghtan Kerrowkeil Road Grenaby Ballasalla Isle Of Man IM9 3BB ### Considerations Case Officer: Miss S E Corlett Expected Decision Level: Delegation ### Written Representations ### Consultations Consulttee: Highways Division Notes: Consulttee: Malew Parish Commissioners Notes: Do not object
The site represents a farm holding of approximately 42 acres situated on the western side of the Grenaby Road between Grenaby Bridge and the Corlea Road. The holding wraps around Kerrowkeil Farm and the land accommodates a house and existing barns.
The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as white land, that is not designated for development.
The following applications have been considered in respect of this site:
PA 90/1057 – approval in principle for demolition of existing, erection of new dwelling and a garage and associated commercial buildings - refused on appeal PA 92/0236 - creation of new farm entrance - permitted on review PA 92/1242 – approval in principle for renovation of building to provide dwelling - refused on appeal PA 93/1303 – approval in principle for conversion of redundant building into holiday accommodation - refused
PA 93/1633 – approval in principle for conversion of part of re-development of farm building into tourist accommodation - refused PA 01/0294 – approval in principle for erection of agricultural dwelling and renovation of barns - approved on appeal PA 01/1979 – erection of agricultural dwelling and renovation of farm buildings - split decision (barn B permitted) PA 02/0412 – erection of agricultural dwelling - permitted on appeal PA 03/1920 – amendment to approved farm buildings renovation - permitted PA 07/0412 – installation of four roof lights to office/store - permitted
Now proposed is the removal of an existing store and its replacement with a new agricultural building which will be on the footprint of the existing. The new building will be single block and with a footprint of 6.5m by 11.8m and 5.15m high to the ridge. The building will be single storey but with some storage space in the roof - insufficient space for permanent accommodation. The building will have a slate roof and rendered walls with timber garage door and windows.
Malew Parish Commissioners indicate that they have no objection to the application
There is already a building on the site and the new structure will have no more of an impact than this. The building is not of a shape or construction to be used as a dwelling and in any case, the current policies of the Strategic Plan would not permit this as the building would not be of particular architectural or historic interest. The building is modest and unobjectionable.
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
