29 November 2007 · Delegated
Pinfold Cottage, Pinfold Hill, Laxey, Isle Of Man, IM4 7hn
Permission was granted at Pinfold Cottage, Pinfold Hill, Laxey for the demolition of an existing garage and its replacement with a new garage that includes ancillary accommodation above. The proposal also included alterations to the garden to increase parking provision and create a turning area. The site forms the curtilage of a detached dwelling in Lonan. The officer noted that the proposed building would not be readily visible from the surrounding area, owing to the topography of the site and the position of existing buildings nearby. The key planning issues assessed were the impact on public amenity, impact on private amenity, and highway safety. The application was approved under delegated authority on 29 November 2007, subject to three conditions.
The application was approved by the Director of Planning and Building Control under delegated authority. The officer considered the impact on public and private amenity and highway safety, and found the proposal acceptable. The building's limited visibility, due to the site's topography and the position of existing buildings, supported that conclusion.
