The Site
The site represents the curtilage of the mid-terrace dwelling, 8 The Crofts, Castletown. The property faces north west with the rear aspect looking over tennis courts.
Planning Status
The site is located within an area of Castletown identified as being Predominantly Residential Use. The site is also located with the Castletown Conservation Area.
Planning History
The following application is considered to be relevant in the consideration of this application:
Planning application 98/00324/B sought permission for the installation of aluminium windows to replace the existing. This was refused at Appeal 24th February 1999.
Representations
Castletown Commissioners make no comment in relation to this application. The Department of Transport Highways Division indicate no objection to this proposal.
We have received no privately written representations in relation to this application.
THE PROPOSAL
Proposed here is the replacement of the existing ground floor and first floor patio and side windows with French doors and tilt and turn side windows. The existing windows and doors are shown to be a mix of aluminium and what looks like timber.
ASSESSMENT
Buildings located within conservation areas are subject to tighter controls in respect of alterations. The general requirement for replacements to rear elevations is to replace existing windows and doors with substitutes that have the same glazing bar pattern and method of opening as the original items. In this case the existing doors and windows, being of poor form do not act to preserve or enhance the conservation area and as such replacement with white PVC windows and doors would result in a neutral impact on the conservation area.
