Ballacain, Dalby
Ballacain is a dwelling house that has been changed and altered over the years and now lies in an unfinished state, and is not in a habitable condition.
Building Control of the Department of Local Government and the Environment identified major structural problems, which could not be resolved without major demolition of the roof and walls.
This new replacement dwelling house is to be sited in a similar position to the existing dwelling and is designed based on the principles of Planning Circular 3/91 having sliding sash windows, plain rendered walls and a natural slate roof. There is to be a small front conservatory and a rear outlet subordinate in size and height to the main dwelling.
The existing septic tank (new) has a cover level higher than the existing ground level and this is to be dug out, renewed and resited at the correct level.
Given the fall of the site, excavation will take place at the rear (east).
