This application sought permission to extend and convert a stone barn at Corvalley, Howe Road, Port St. Mary into a dwelling. The proposal was an amendment to an earlier approved scheme (reference 02/00456B), with further minor amendments subsequently approved in October 2009. The site is a parcel of land to the north west of the A31 Howe Road. The barn itself is just over 13 metres by 6 metres, with a stone ramp on one side and a water tank on the other. A farmhouse sits immediately alongside but was not part of the application site.
The Planning Committee approved the application on 23 August 2007. The proposal was an amendment to a previously approved scheme for the same barn, and the officer also recommended approval. Three conditions were attached to the permission.

the porch is a timber and modern representation of the typical slate slab porch which can be found on older buildings and is referred to in Planning Circular 3/89
the conversion of existing redundant buildings where such conversion complies with planning circular 3/89 - Renovation of Buildings in the Countryside. Alternatively the Department may accept the expansion of existing facilities which have shown a positive previous contribution to tourism in the area. However, no approval will be granted to any development which would result in an adverse impact on the countryside whether this be from visual intrusion, the impact of traffic or car parking or inadequate arrangements for the servicing of the development.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This permission relates to the conversion of the barn to living accommodation as shown in drawings 0621/01, -02 and -03 all received on 25th June, 2007.
Condition 3
Prior to the commencement of works on the conversion of the building, sight lines of 2m by 12m must be available to those in vehicles emerging from the site onto the farm lane/public right of way.
