The Site
The site represents the domestic curtilage of an existing dwelling situated on the northern side of Clifton Road South. The property is a simple bungalow.
Planning Status And Relevant Policies
The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 and the Port St. Mary draft Area Plan as Residential.
Planning History
The following applications have been submitted in respect of this site:
PA 86/0259 - installation of rooflight - permitted<br/> PA 88/1039 - extensions and alterations to provide garage, utility and dining room and dormer bedroom - permitted on review<br/> PA 89/0408 - insertion of velux rooflights - permitted.
The Proposal
Proposed now is the erection of a sun porch on the front elevation. This will project beyond the established building line of the remainder of the properties on Clifton Road South by the full depth of the extension by 2.85m. However, there is already an existing front porch in place which projects
1.8m forward of the building line and this new porch will be only slightly further out towards the highway than this.
ASSESSMENT
Despite the increase in the breach of the building line, this additional building has only a limited impact on the appearance of the property or the character of the area. The front of the property will still be some 7.5m from the road.
PARTY STATUS
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
