The Site
The site represents the curtilage of the industrial unit, 11b Snugborough Trading Estate, Union Mills, Braddan. The two storey unit is the middle one of three attached units located on the main part of the industrial estate. To the rear the units look over the lower part of the estate from an elevated position.
Planning Status
The site is within an area identified as 'Predominantly Industrial Use' by the Braddan Local Plan.
The Proposal
This application seeks permission for the installation of four double glazed windows to the rear second floor elevation of the unit to allow natural light to penetrate the office space on the first floor. These would face on to the lower part of the estate however substantial existing vegetation reduces visibility.
Representations
The DOT Highways Division have indicated that they do not oppose the application. Braddan Parish Commissioners have no objection to the proposal.
Assessment
This is considered to be a very minor development that will not impact on public or private amenity. It is considered that the installation of windows will improve the amenity of the unit.
Recommendation
It is recommended that this application be permitted.
