In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 25th July 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing no.s K110/P/10-01, K110/P/10-02, K110/P/10-03 and K110/P/12-01 date stamped the 19th April 2007.
- Within one month of the occupation of the new dwelling the existing dwelling must be demolished and removed from site in its entirety.
- Prior to its demolition a bat survey of the existing dwelling must be undertaken in consultation with the Department of Agriculture, Fisheries and Forestry. Dependant on the
outcome of that survey, measures must be put in place to minimise the impact of demolition on bats.
- The proposed development must be connected to the main foul sewer.
NOTE: A Drainage Connection Fee will be payable to the Drainage Authority on this development
- There must be no discharge of surface water to the main foul sewer.
- The accommodation created above the attached garage must only be used as accommodation ancillary to that of the existing dwelling. For the avoidance of doubt, no approval should hereby be conferred by this approval for the use of the new accommodation as a separate dwelling.
NOTE The applicant/developer is recommended to contact the Isle of Man Fire and Rescue Service to discuss the provision of appropriate fire precaution measures.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;

- Any appeal has been determined;
Whichever is the later.
