The Site
The application site represents the curtilage of a single storey dwelling known as 'The Bungalow',<br/>Fuschia Gardens, Mount Rule, Braddan. The property is accessed via a lane leading from the A23.
The Proposal
The application seeks approval for the erection of a sun lounge on the south west elevation of the property. The extension would have a floor area of approximately 6.5 metres by 5.5 metres. The height of the proposed extension is approximately 4 metres. The drawings show a slight step in the roofline between the existing building and the proposed extension. Materials including external rendering, roof tiles and windows are to match the existing dwelling.
Representations
Braddan Parish Commissioners approve this application. The DOT Highways Division do not oppose the application whilst the DOT Drainage Division request that a note be attached.
Assessment
This proposal is considered to be appropriate to the existing dwelling and its surroundings. The scale of the extension is considered suitable whilst the use of materials to match the existing dwelling will ensure that the extension sits comfortably within its setting. There are no perceived detrimental impacts upon neighbouring properties.
Recommendation
It is recommended that the application be permitted.
Party Status
It is considered that Braddan Parish Commissioners, the DOT Highways Division and the DOT Drainage Division meet the criteria set out in Government Circular 1/06 and should be afforded interested party status.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the drawing number AC/1/05 submitted and date stamped 25th April 2007
N 1. There must be No discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage systems so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
The application states that the surface water from the proposed development is to be discharged to the "existing drainage". If this "existing drainage" discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.
