In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:
Name: Mr David Keating Proposal: Conversion and extension to garage and construction of a first floor extension over, to provide additional living accommodation at: 28 Clybane Road Douglas Isle Of Man IM2 2LP
which was considered on 6th June 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to Drawing Numbers K/1/06A; K/2/06A; K/3/06A and location plan submitted as part of this application and date stamped 6th March 2007. And the location plan, K/1/04 and K/4/06A date stamped as received 31st March 2007.
- The external finishes of the extension must match those of the existing building in all respects.
- The study/gym and tool room identified in the submitted plan may be used in association with the main dwelling only and not for any commercial purpose.
NOTE There must be NO discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
It should be noted that it is an offence under Manx legislation to permit the discharge of pollution or harmful matter to any public sewers or watercourses. Appropriate measures must be taken be the developer/occupier of the premises to ensure compliance with the legislation.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer’s report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
