Planning Committee 19/07/07 ### Replacement of existing dwelling and outbuildings with a new dwelling - 07/00453/B – Cooildharry, Ballaleigh Road, Kirk Michael After discussion the Planning Committee overturned the recommendation and refused the application, for the following reasons:- #### R 1. Whilst the replacement of the dwelling is considered to be acceptable in principle, it is considered that the proposal, by reason of its design is contrary to Housing Policy 14 of the Isle of Man Strategic Plan. #### R 2. The removal of the existing sod banking which runs along the eastern boundary of the site and its replacement with a 1.5 metre high Manystone wall, would have a detrimental visual impact upon the area and would reduce the amount of natural screening of the site. #### N 1. Should a further application be submitted, the applicant is advised to discuss the design of the proposed dwelling prior to the application being submitted.
