In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Heritage Homes Ltd Proposal: Replacement of existing dwelling and outbuildings with a new dwelling at: Cooildharry Ballaleigh Road Kirk Michael Isle Of Man IM6 1HJ
which was considered on 19th July 2007, for the reasons set out below. Date of Issue: 26th July 2007 Murray House Mount Havelock Douglas
Reasons For Refusal:
- Whilst replacement of the dwelling is considered to be acceptable in principle, it is considered that the proposal, by reason of its design, is contrary to Housing Policy 14 of the Isle of Man Strategic Plan
- The removal of the existing sod banking which runs along the eastern boundary of the site and its replacement with a 1.5 metre high Manx stone wall, would have a detrimental visual impact upon the area and would reduce the amount of natural screening of the site.
NOTE 1. Should a further application be submitted, the applicant is advised to discuss the design of the proposed dwelling with the Planning Authority prior to the application being submitted.
