Erection of agricultural building for horses and cattle (01/00839/B) โ refused at appeal on the following grounds:-
Erection of agricultural dwelling, Ballacrye Farm, Jurby (93/00432/B) - approved
The application proposes the erection of an agricultural building. The building would have a width of 13.8 metres, a depth of 6.8 metres and a maximum height of 4.59 metres.
Jurby Parish Commissioners:- No objection
The Chief Fire Officer makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.
The Manx Electricity Authority makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.
We have received no privately written representations objecting to the application.
I had initial concerns that the proposal would be very similar to the previous application (01/00839/B) which was refused. I therefore wrote to the applicant to justify the proposal. Whilst there are no animals on the site at present, the applicant, who has since retired from the Manx Electricity Authority, has stated that he intends to keep 20-30 sheep with the possibility of adding suckler calf rearing in the future. The proposal would also be used for the storage of his tractor, cultivation machinery, pasture topper and general agricultural storage which he currently owns.
The previous application was mainly for stables (equestrian), with an agricultural store and as the applicant at that stage worked for the Manx Electricity Authority, it was consider he could not run a suitable agricultural holding and therefore concern for the future use.
However as stated above he is now retired from the MEA and intends to concentrate on farming the land. He has also indicated that he has already invested in a considerable sum of money already renewing the stock-fencing, gates, land drains to all the fields, so I am of the opinion that his proposals are viable and realistic.
The shed itself is well screened and would not be visible from the public highway.
For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.
