Permission was granted for the demolition of an existing detached garage at 29 Devonshire Road, Douglas, and its replacement with an attached garage and utility extension. The site is within the curtilage of a semi-detached house. The officer noted that the new extension would be set back approximately 6 metres behind the front of the house, meaning it would only be visible from directly in front of the property, resulting in limited impact on the street scene. The proposal was also found to be similar to a scheme previously approved at the same site under reference 04/01163/B, which supported the case for approval. The application was decided by delegated authority with three conditions attached.
The application was permitted on 10 May 2007 under delegated authority. The officer found that the replacement garage and utility extension would have limited visual impact on the street scene, as it sits 6 metres behind the front of the house and is only visible from directly in front of the property. The proposal was also considered similar in nature to a previously approved scheme on the same site.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This permission relates to the demolition of an existing garage and the erection of replacement attached garage and utility extension as shown in drawing numbers 07/01/01, 07/01/02 and 07/01/02 date stamped 12th February 2006.
Condition 3
No facing and roofing materials shall be used other than materials similar to those used on the existing building.
