under the sulby local plan, the site is zoned within an area of open space not zoned for Development. - The site is also zoned within an area of High landscape value = Scenic Significance. - Due to the zoning the relevant policies within the strategic plan would be General policy 3, EU policy 2, ~~Housing policy 4~~ and Policy Res/P/3 of the sulby local plan. - The policy generally only allows res dev in the countryside if there is an agr reed, conversion of an acceptable barn or building, or of it is replacing an existing dwelling. This application does not proposal to meet any of the possible accepted criteria. - The strategic plan does not allow of indicate infill development. Partically as the site is within an area zoned as open space. ? Within the sulby local plan there are a number of sites which have been zoned for res dev. - Overall whilst sympathetic for the needs of the applicant, The proposal is contrary Application No ... to the Strategic Plan and the Sully local plan and the application was refused for the reason given, (?) It should also be noted that towards the end of the first para on page 4 of my report The last sentence Where is the new development taking place in the neighbourhood which is permitted on unexposed land? Which policy allows for infill or extension of existing settlements.
