In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: J C Properties Ltd Proposal: Approval in principle for the development of a commercial vehicle washing facility at: Former Fuel Depot Balthane Industrial Estate Balthane Road Balthane Ballasalla Isle Of Man
which was considered on 26 March 2007, for the reasons set out below.

Reasons For Refusal:
- Whilst the introduction of a vehicle washing facility is to be welcomed within the estate, there is sufficient space within the proposed site to install such a facility without it being uncomfortably close to the estate road, breaching the established building line and creating an unfortunate precedent for further development this close to the estate road, to the detriment of the appearance of the estate as a whole.
- There is insufficient information in the application to demonstrate that the facility, together with the three vehicle parking spaces as required by the Department of Transport, could be accommodated satisfactorily on the site together with any vehicle manoeuvring which may be required..
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
