In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 11th May 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- The applicant is advised to consult with the Fire Safety Department as this type of premises falls within the Fire Precautions Act 1975.
- This permission relates to drawing numbers 4107 - LP, 4107 - 1, 4107 - 2, 4107 - 3, 4107 - 4, 4107 - 5, 4107 - 6, 4107 - 7 and 4107 - 8 date stamped 19th January 2007, letters from Partington, Nixon & Kinrade dated 17th January 2007 and 25th April 2007
- PRIOR to the commencement of any building works, a photographic survey must be undertaken to record all existing internal and external features of interest, such as record to be prepared in consultation with the Conservation Officer of the Department and be submitted to the planning authority.
- PRIOR to the commencement of any works on site, further details of the Condensing Cooler Units are to be submitted and approved in writing by the planning authority. Thereafter the units shall be installed in accordance with the approved details.
- PRIOR to the commencement of any works, large scale (1:20) details of the Air Handling Unit, its ducting and exhaust into the Fridge Room below and its junction with the existing window are to be submitted to and approved in writing by the planning authority. Thereafter the units shall be installed in accordance with the approved details.
- PRIOR to the commencement of any works, details of the safe storage of the sliding sash section to be removed as part of the installation of the exhaust of the Air Handling Unit are to be submitted and approved in writing by the planning authority. Thereafter the section shall be stored in accordance with the approved details to enable its re-installation at a later date.
- The ventilation units may be operated between 0700hrs and 2300hrs on any day.
- The rating level of the noise emitted from the mechanical ventilation system at the Queens Hotel shall not exceed LAeq, 1 hour - 50 dB daytime (0700 – 2300) measured at the boundary or 1m from the façade of any residential premises.
Note: The rating level shall be measured and calculated in accordance with BS 4142:1997.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer’s report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
